How is home loan EMI calculated?
EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r the monthly interest rate and n the number of months. Every EMI is part interest and part principal, with the interest share highest at the start.
What home loan tenure should I pick?
A longer tenure lowers the EMI but sharply raises total interest. A ₹50 lakh loan at 8.5% costs ₹43.4 lakh in interest over 20 years and ₹67.5 lakh over 30 — for an EMI difference of only about ₹5,000 a month.
How much home loan can I get on my salary?
Lenders usually cap the EMI at 40 to 50% of your net monthly income, and the loan at 75 to 90% of the property value. On a ₹1 lakh monthly salary, that typically supports a loan of around ₹50 to ₹60 lakh.
Will my EMI change if rates move?
On a floating-rate loan, banks usually keep the EMI fixed and adjust the tenure instead. If rates rise far enough that the EMI no longer covers the interest, the bank will increase the EMI. Ask for the revised amortisation schedule after any repo rate change.
Does prepaying a home loan help?
Considerably, especially in the early years when most of your EMI is interest. Floating-rate home loans to individuals cannot carry a prepayment penalty, so even small extra payments go straight to principal.
